I have a well-known studio/storefront, Jonathan Blum Portraits, that I have rented since 2000 on 5th Ave in Park Slope which got voted as the best street in NYC! by Time Out Magazine. I have had bands play in front of my place for the last 12 years and it's worked out very well.
